Over several years, Northern Trust Land has worked closely with seven different landowners to bring together 63.5 acres and help shape a sustainable, well-planned community in the heart of Lancashire. With outline planning consent secured for 539 new homes between 2016 and 2022.
Key Outcomes Include:
- A phased approach to delivery
- Phase 1: 90 homes and car park (Rowland Homes, 2016)
- Phase 2: 99 homes in total (Rowland Homes & Lanley Homes, 2018)
- Phase 3: 350 homes, sold to Duchy Homes in 2022 and now under construction by Bellway & Avant
- A new bypass improving local infrastructure
- Community facilities and 2 acres of employment land supporting the local economy

Allscot Heath, Shropshire
Prime residential development opportunity with outline planning permission for up to 470 new homes. Joint venture with British Sugar PLC for the redevelopment of a former sugar beet factory.
- Former British Sugar processing factory brownfield site.
- Professionally masterplanned and promoted, gaining the support of local stakeholders at public consultations.
- Consent achieved for 470 new homes including 10% affordable.
- Development provided a range of community facilities including a new school and sports club.
- Obtained design approval and quotes for highways and services infrastructure to provide certainty of costs and de-risk the development prior to marketing.
- Site sold on the open market to house builder SJ Roberts.
- Northern Trust development managed the construction of the sports club on behalf of British Sugar as part of the delivery obligations in the sales contract.
